70 acre site acquired by 2009 Fund in partnership with JP Morgan for £21m in September 2011, this site, located off the M40, had existing industrial units and significant potential for further commercial and residential development.
As part of the extensive development, site infrastructure was upgraded and leases extended with existing tenants. Planning consent for 99 residential units, 36,000 sq ft supermarket and 600,000 sq ft of new prime grade A distribution warehousing was achieved.
Secured blue chip tenants including Aston Martin and Sainsbury’s for new commercial properties and sold residential site to major national housebuilder.
Combined sale proceeds of around £60m delivered a 32% project equity IRR and a 2.2x equity multiple over a three-year period.
