We currently have 190,000 sq ft of commercial space under construction, and we have completed over 250 residential homes, plus two care-home sites in the planning process. Our residential strategy has a current forecast GDV of £165m.

Our Growth Fund III is divesting, whilst Growth Fund IV business plans are currently being worked through for its seven remaining assets. We have recently launched Growth Fund V, with a target equity raise of raising £50-60m.

Whittlesford, Cambridge

Cambridge - commercial

Barwood’s Growth Fund V has acquired two income producing laboratories and two adjoining industrial warehouses totalling 38,000 sq ft, with a view to reconfiguring these units into best in class, Grade A laboratory space. This project was acquired in October 2024.

Ashold Road

Birmingham - commercial

A 6.38 acre site which was purchased in June 2024 in a Joint Venture with Invesco Real Estate. The site is adjacent to Vantage Way, a two unit property which was purchased independently. Two logistics units totalling 150,000 sq ft will be speculatively developed on this site, contributing to a larger c500,000 sq ft scheme.

Birmingham - commercial

This property was purchased in March 2024 and comprises of two vacant industrial and logistics units totalling c275,000 sq ft. The intention is to refurbish and extend these units to an institutional, Grade A specification. Together with the Ashold Road scheme, this larger project will extend to c500,000 sq ft and is being developed in a Joint Venture with Invesco Real Estate.

Edinburgh

Edinburgh - residential

Barwood's first residential site in Scotland was acquired by BRIP 10 in April 2024. The proposed scheme comprises of 11 apartments on a .17 acre site located on Eyre Place, between the historic Georgian New Town, the highly desirable area of Stockbridge and on the periphery of Canonmills, an up-and-coming area in Edinburgh. 

Sway

Lymington - residential

BRIP 9 & 10 acquired a 5.94 site in Sway, Lymington in March 2024. The Site benefits from full planning permission for 46 new homes, of which 23 will be affordable. Sway is a small, yet vibrant village nestled on the southern edge of the New Forest National Park, just four miles from the Georgian town of Lymington and the Solent coastline, and five minutes’ drive west of Brockenhurst – one of the most popular villages in the New Forest area.

Bamfurlong

Cheltenham - commercial

BCCIM (a joint venture between Barwood Capital and Caisson iO) purchased this 39,587 sq ft multi-let industrial estate in October 2023. This estate comprises four well-presented units across three buildings and is strategically located between Cheltenham and Gloucester. 

Brentwood

Essex - residential

In October 2023, BRIP 9 aquired this site in Warley, a suburb of Brentwood in Essex, with full planning permission for nine open market homes. The proposed development will provide nine new homes ranging from 2-bed semi-detached houses to 4-bed detached houses.

Biddenden

Kent - residential

This 1.2 acre site in Biddenden, Kent was secured by BRIP 8 & 9. The Site benefits from full planning permission for six high specification new build open market residential dwellings. The scheme is a gated development comprising six dwellings ranging between 3-5 bedrooms, situated around a central courtyard.

Winchester

Hampshire - residential

BRIP 8 aquired this site in Winchester in August 2023, which has full planning permission for four pairs of semi-detached houses. Winchester is frequently recognised as one of the best places to live in the UK and was included in the Sunday Times’ list in 2021.

Blantyre

Glasgow - commercial

Urban Industrial Income LP, a vehicle managed by BCCIM which is a Joint Venture between Barwood Capital and Caisson iO, purchased this 59,811 sq ft unit in June 2023. The unit is located in an established industrial market and provides good opportunities to add value through proactive asset management.

Fressingfield

Suffolk - residential

BRIP 7 & 8 have aquired a 3.23 acre site in Fressingfield, Mid-Suffolk. The site has full planning permission for the development of 28 dwellings of which 19 are open market dwellings and 9 are affordable flats and houses.

Greet

Gloucestershire - residential

BRIP 7 acquired this 0.95 acres site in January 2023. The site, which is located just outside of the bustling village of Winchcombe, will provide six detached open market houses. The site currently forms part of a farm and consists of an underutilised field and a series of redundant agricultural buildings. It has full planning permission for the demolition of existing buildings and erection of six dwellings.

Salcombe

Devon - residential

BRIP 7 acquired this site on the north western edge of Salcombe in December 2022. Salcombe is a popular resort town located at the mouth of the Kingsbridge Estuary and within the South Devon Area of Outstanding Natural Beauty. The site will comprise of 17 houses and four apartments, of which three houses and four apartments will be affordable.

 

 

Worcester Park

Surrey - residential

This site was aquired in November 2022, with planning permission to build nine open market homes. This project will be a co-invest between BRIP 6 and BRIP 7.  The site is located in southwest London in the town of Worcester Park which lies in the boroughs of Sutton and Kingston, and partly in the Surrey borough of Epsom and Ewell.

Ringmead

Bracknell - alternative

Growth Fund V working in collaboration with Perseus Land & Developments, has achieved planning for a 72-bedroom care home on a 1.7 acre site within Bracknell Forest.

Aztec West

Bristol - commercial

Growth Fund V aquired ths site, in September 2022, occupying a prominent position on Aztec West, Bristol’s premier out of town business park. The business plan is to demolish two obsolete office buildings and speculatively develop a 38,136 sq ft single hi-tech industrial unit with a strong sustainability focus, to capture the exceptional occupational and investor demand in this location. This underpins the Fund’s investment strategy of unlocking value and driving sustainable growth by repositioning an obsolete asset.

Shooters Hill

Greenwich - alternative

Barwood Growth Fund V has acquired a former Officers’ mess, in Greenwich, southeast London, with a business plan to secure planning for a 75-bed care home re-development. 

Ramsden Heath

Essex - residential

BRIP 6 secured this site in July 2022. The Site has planning permission for the development of six new houses and for the conversion of an existing barn into a 4-bedroom property. The site is located in the affluent village of Ramsden Heath, Essex and is situated in a picturesque semi-rural location  on  the  outskirts  of  the village.

Nailsea

Somerset - residential

BRIP 6 secured this site in July 2022. It is located in Nailsea, a popular commuter town approximately eight miles southwest of Bristol. The site has outline planning permission for the development of 24 homes comprising 17 open market and seven affordable houses. A reserved matters application has been submitted and construction will commence when full planning permission is approved.

Trafford Retail Park

Manchester - commercial

This four acre site was purchased in April 2022. The site will be speculatively developed to provide 11 new industrial units totalling 82,332 sq ft.
