Barwood Residential Investment Platform (BRIP)

With BRIP, we do the work and you enjoy the rewards. BRIP lets you spread your risk across a number of residential property projects in different locations, while our long-standing expertise offers you the potential of strong returns from the UK residential property development market. Registering on BRIP is simple and free, and gives you the opportunity (without obligation) to invest in our future projects.

We support high-quality small and medium-sized housebuilders across the UK, and our portfolio comprises 360 houses on 34 sites. We select the sites, evaluate and approve developers, as well as legal and insurance, plus oversee finance, construction and sales. BRIP targets a minimum 1.30 x equity multiple to investors on each project, net of fees. The minimum investment is £100,000 for new investors.

Registered BRIP investors are invited to invest in each Package as they are raised, with no further paperwork needed, and there is absolutely no obligation to invest.

With the continuation and popularity of working from home, there is greater demand for larger family homes with a garden, in quality rural markets. Savills has forecast strong growth in house prices over the next five years, with the regions expected to outperform London. This trend, together with our excellent pipeline of residential development opportunities, should enable us to deliver strong returns to our investors.

High Net Worth Investor
Annual income over £100,000 or net liquid assets (excluding main residence) over £250,000. You may be asked to provide evidence of income at the on-boarding stage.

I make this statement so that I can receive promotional communications which are exempt from the restriction on promotion of non-mainstream pooled investments. The exemption relates to certified high net worth investors and I declare that I qualify as such because at least one of the following applies to me:

  • I had, throughout the financial year immediately preceding the date below, an annual income to the value of £100,000 or more. Annual income for these purposes does not include money withdrawn from my pension savings (except where the withdrawals are used directly for income in retirement). OR
  • I held, throughout the financial year immediately preceding the date below, net assets to the value of £250,000 or more. Net assets for these purposes do not include:
    • the property which is my primary residence or any money raised through a loan secured on that property; or
    • any rights of mine under a qualifying contract of insurance; or
    • any benefits (in the form of pensions or otherwise) which are payable on the termination of my service or on my death or retirement and to which I am (or my dependants are), or may be, entitled; or
    • any withdrawals from my pension savings (except where the withdrawals are used directly for income in retirement).

I have read the above and confirm that it applies to me and I accept that the investments to which the promotions will relate may expose me to a significant risk of losing all of the money invested. I am aware that it is open to me to seek advice from an authorised person who specialises in advising on non-mainstream pooled investments

Sophisticated Investor
Recent personal investment experience.
I declare that I am a self-certified sophisticated investor for the purposes of the restriction on promotion of non-mainstream pooled investments. I understand that this means:

  • I can receive promotional communications made by a person who is authorised by the Financial Conduct Authority which relate to investment activity in non-mainstream pooled investments; and
  • The investments to which the promotions will relate may expose me to a significant risk of losing all of the property invested.

I am a self-certified sophisticated investor because at least one of the following applies:

  • I am a member of a network or syndicate of business angels and have been so for at least the last six months prior to the date below;
  • I have made more than one investment in an unlisted company in the two years prior to the date below;
  • I am working, or have worked in the two years prior to the date below, in a professional capacity in the private equity sector, or in the provision of finance for small and medium enterprises;
  • I am currently, or have been in the two years prior to the date below, a director of a company with an annual turnover of at least £1 million.
You may be asked to provide evidence of the above at the on-boarding stage.

I have read the above and confirm that it applies to me and I accept that the investments to which the promotions will relate may expose me to a significant risk of losing all of the money invested. I am aware that it is open to me to seek advice from an authorised person who specialises in advising on non-mainstream pooled investments

This is a preliminary assessment and does not guarantee that our investment products will be suitable for you or your individual circumstances. Barwood Capital cannot advise you, so you may seek advice from an authorised person who specialises in advising on non-mainstream pooled investments to ensure that you understand the risks involved. Don’t invest unless you’re prepared to lose all the money you invest. This is a high-risk investment, and you are unlikely to be protected if something goes wrong.
Investors are required to pass this assessment in order to receive further information regarding Barwood Capital’s investment products. Please contact us if you have any questions.
Please take your time and carefully review your selections before you click continue.

What are your investment time horizon?

I can make fixed term investments where my money is locked away for an extended period of time, and understand that Barwood’s investment products have a typical term of between 3 to 5 years, although this may be longer.

I need access to all of my investments at relatively short notice and am therefore not comfortable being locked into investments that are not instant access or have a term in excess of 12 months.

I'm not sure.

What is your attitude to risk?

I cannot afford to lose any capital and I’m therefore reluctant to take significant risks which may see me recover substantially less (or none) of my original investment.

I accept that Barwood’s investment returns are dependent on the performance of underlying real estate assets and that investing with Barwood may expose me to significant risks, and that I may therefore recover substantially less than my original investment

I'm not sure

What is your financial situation?

I have ample cash savings and other liquid investments, which I can access at short notice. For example, to provide a buffer between my income and expenses in an emergency; and

I have limited cash savings and my standard of living would be materially impacted if my investments with Barwood were to fail.

I'm not sure.

What is your knowledge and experience of unregulated investments?

None

I have some investment experience but am unsure what is meant by unregulated investments and the risks involved with such investments, but am interested in the potential investment returns that such products offer.

I understand that Barwood’s investment products comprise unregulated closed-ended, discretionary funds investing in UK real estate with a typical term of 3 to 5 years, and that once I have committed to an investment product, I will be required to honour my funding commitments.
